Nah its not good can be a number of things, if it was a V6 i would be thinking stuffed headgaskets, happenend on my old folks old pajero.

dad reconed it was something to do with the valve seal guides or something i dunno but the car was weird cos they guy had taken off the rocker covers and then resealed them and got the sealer all over the place so i wouldnt have bought it, it was a 4cyl btw

your old man was probably talking about valve stem seals, when these are no good you will usually be burning oil, as a guess from you saying it had fresh looking sealant around the rocker cover i reckon there is a chance it had a blown headgasket, its been replaced, and the cooling system just has not been flushed and cleaned.
But you can't be certain so definately give this one a miss

"rocker box mayonayse" can be caused by either the obvious coolant loss into the oil but it can also be caused by condensation collecting in an engine, this usually only happens when the car only sees short trips and the engine never gets to walm up and boil off the water in the oil. e.g a granny who only drives to the local shops and church.
I would steer clear of it too.
P.S. liverpool_rule, I have a car I would consider selling that you may be interested in, PM me for more info
